Kako možete otkazati rezervaciju ovisi o tome u kojoj je fazi rezervacija.
Je li vaš zahtjev za rezervaciju još uvijek na čekanju za odobrenje najmodavca? Tada ga jednostavno možete otkazati izravno iz svoje Moj Boravak web aplikacije!
Međutim, recimo da je vlasnik već odobrio vaš zahtjev za rezervaciju i više niste zainteresirani za njega. U tom slučaju, još uvijek možete otkazati rezervaciju prije nego što potpišete ugovor o najmu. Samo imajte na umu da to trebate učiniti samo u nužnim slučajevima. Jer kada najmodavac prihvati vašu rezervaciju, njihova se nekretnina prestaje oglašavati i oni mogu izgubiti priliku iznajmiti svoju nekretninu nekome drugome.
Imate li odobrenu rezervaciju i također važeći ugovor? Kako biste otkazali svoju rezervaciju, kontaktirajte Flatio korisničku podršku dovoljno prije početka vašeg ugovora (specifično vrijeme i iznos povrata ovisi o vrsti politike otkazivanja).
Ako otkažete svoju rezervaciju 30 dana ili više prije dana useljenja, dobit ćete povrat cijelog prvog najma.
Ako otkažete svoju rezervaciju do 14 dana prije dana useljenja, dobit ćete povrat polovice prvog najma.
Ako otkažete svoju rezervaciju manje od 13 dana prije dana useljenja, nećete dobiti povrat prvog najma.
Naknada za uslugu je uvijek povratna.
Ako pošaljete poruku Flatio timu za podršku tražeći otkazivanje rezervacije ("raskid od datuma početka") unutar 48 sati nakon što ugovor o najmu postane važeći, imate pravo dobiti natrag sav novac koji ste platili za naknadu za uslugu.
Nakon 48 sati imate pravo na povrat naknade za uslugu u obliku "vouchera" jednakog iznosu plaćene naknade za uslugu. Voucher se može iskoristiti za vašu sljedeću rezervaciju i vrijedi 12 mjeseci. Ako je naknada za uslugu za vašu sljedeću rezervaciju niža od iznosa vouchera, izdat ćemo vam novi voucher za preostali iznos, koji vrijedi 12 mjeseci.

The communication with Manuela started promisingly. She was polite and reliable. Unfortunately, this changed after some time, and the first problem occurred when she didn't properly respond to my message regarding some issues in the apartment. This later led to further miscommunication.
The biggest problem occurred when she suddenly asked me when I planned to move out, without discussing it with me in advance, as she had already rented the place to a new tenant, even though I had not planned to move out at that time. I had intended to extend the contract, as I had done in the past. This was particularly surprising because I had already contacted her earlier to discuss several issues regarding the apartment and the situation there, including my tenancy, but I never received a proper response to that message. Instead, I suddenly found myself having to move out and search for a new apartment with little time remaining, which was difficult given my situation. The situation became even worse when she behaved in a very condescending and arrogant manner in the communication that followed.
The apartment itself is quite decent, with some flaws as for example missing curtains. The location is good, with the U-Bahn stations Johnstraße and Hütteldorfer Straße nearby, and the rent is also reasonably priced. However, there were problems with multiple neighbors, both next door and even in the opposite building, which at one point became serious enough that I called the police. The situation fluctuated considerably, from relatively quiet periods to absolutely atrocious weeks, especially during the summer when the next-door neighbors kept their windows open and were very often noisy until midnight. The highlight regarding the neighbors was when they deliberately poured an unknown liquid onto my doormat. This happened twice.
Overall, I found the experience very disappointing. The apartment itself has several advantages, but the problems with the neighbors and, especially, the communication with the landlord pretty much affected my experience.

The guest wanted to continue staying at my property privately, without using Flatio’s platform or having a formal rental agreement, in order to avoid the associated fees and save money. When I declined this arrangement and accepted another guest instead, he responded by leaving this review.
I find it rather contradictory that he was so keen to continue staying at my property if his experience was genuinely as negative as his review suggests.

I would like to highly recommend this flat and the owner! Very good location, just few minutes to the U3 metro station, quiet and clean area, very close to Schloss Schonbrunn. The flat is comfy and fully equipped. Manuela is very helpful, always replies quick for messages and makes sure the tenant feels comfortable during the stay. Definitely it is good place to stay!
